Downtown Charleston is about to get sweeter — and smell better — after dark.

The The Peach Cobbler Factory is opening a new location at 28 Woolfe St., tucked between King and Meeting streets, with doors set to open Jan. 21. The dessert franchise is built around one classic idea: take a beloved Southern staple and stretch it in nearly every delicious direction imaginable.

At the center of the menu is its namesake — peach cobbler — joined by apple and blackberry versions that can stand alone or arrive crowned with ice cream. From there, the offerings fan out fast: 12 varieties of banana pudding, cinnamon buns, cookies, brownies, milkshakes, and even savory cobblers like turkey pot pie and breakfast-style biscuit-and-egg combinations. Everything is baked in-house.

The shop sits on the ground floor beneath SkyGarden student apartments and is designed for lingering. A large lounging area invites customers to stay awhile — whether that’s an early-morning coffee run or a late-night dessert stop. Hours will stretch late, with weekend nights running until 1 a.m.

That atmosphere is part of the appeal. As co-owner Jody Bullock put it, “The sweets and scents will rise,” he told Post & Courier, a fitting description for a shop literally and figuratively meant to float comfort upward into the neighborhood.

Bullock, a former paramedic, partnered with Ben Sullivan, a physician assistant, to bring the franchise to Charleston. Their path to peach cobbler started at home. Bullock’s daughter, a recent North Carolina State University graduate, suggested the brand after frequenting a location near her Raleigh campus. That recommendation turned into research trips — and a bit of serendipity. While visiting a Florida store, Bullock happened to meet Peach Cobbler Factory CEO Greg George in person, helping seal the deal.

Beyond foot traffic, delivery will play a major role in the store’s business model. “What I hear from other franchisees is that about 50 percent of sales come from deliveries,” Bullock said, according to Post & Courier. The downtown location is expected to lean into that demand, pairing late hours with convenience.

The Charleston opening is part of a broader expansion. Founded in 2013 as an offshoot of a Nashville food truck, Peach Cobbler Factory has grown to more than 100 locations across two dozen states. South Carolina already has five stores, with five more planned.

For downtown Charleston, the newest addition promises more than dessert. It’s a place designed for late nights, sweet cravings, and the simple pleasure of warm cobbler and cold ice cream — served with the confidence that comfort food, done right, never goes out of style.
