Dermhaus Fall Open Haus, Saturday October 24

PRESENTED BY

DERMHAUS · HARLESTON VILLAGE

Open Haus, Sat., Oct. 24, 10am-1pm: tour Charleston's newest dermatology practice, meet Dr. Richmond, shop local vendors and take 20% off everything.

Bees Ferry is getting a beer garden. Also tacos, golf simulators and a dentist, all sharing one parking lot at West Ashley Circle, right where Bees Ferry Road meets Glenn McConnell.

Bay Street Biergarten, the beer hall at 549 East Bay Street, is opening its second location here. San Miguel Mexican Grill & Bar, which already runs a spot on Shoremeade Road in Mount Pleasant, is signed on too.

TOGETHER WITH FLEET FEET

Fleet Feet Charleston group run

Show up. Run. Repeat.

Every Monday at 6:30pm, Fleet Feet runs (and walks) from all four Charleston-area stores. Wednesdays move to a different bar or restaurant. Next up: the Halloween Run at Commonhouse Aleworks, Wed., Oct. 29 at 6:30pm. All faces, all paces. Just show up.

I like this one, and the reason is the map around it.

Bees Ferry is one of the fastest-growing pockets of Charleston's closer-in suburbs, and the Census agrees with me. ZIP code 29414 went from 31,883 residents in 2010 to 45,150 in 2020. That's roughly 42% more people in ten years.

Documents Live 5 reviewed for a nearby project count 85,000 residential units within five miles of West Ashley Circle. My guess is a good chunk of them drive toward Sam Rittenberg for dinner right now.

Now look at who's moving in. A dentist keeps the lot busy on a Tuesday morning. San Miguel covers lunch and the family dinner. The biergarten and the golf simulators own Friday night and the weekend.

Every tenant gets a crack at somebody who came for something else. Your cleaning wraps at 4:30, the margaritas are next door, and suddenly the whole family is meeting you there. Put four different reasons to visit in one building and people show up more often and stay longer. It's one of the oldest rules in retail leasing, and it still works.

The Post & Courier reports the biergarten, San Miguel and one more tenant still being finalized go in one building at 3955 West Ashley Circle. River Landing Dentistry and the golf simulator group take the other at 3961. Five spaces, about 15,000 square feet, and the Walmart is right across the street.

This is the warm-up act. Next door is The Wedge, a much larger planned development on the same triangle of land. City Council gave its zoning a first-reading OK in December 2025, with room for offices and more retail. Councilmember Karl Brady pitched it to Live 5 as a way for people out here to shop and work closer to home instead of fighting traffic into town.

So the strip center is the test case. A biergarten and a taco joint filling a lot on Bees Ferry would make the bigger project next door a much easier lease.

One schedule note. The biergarten told What Now it is aiming for spring 2027. The developer, SL Shaw, tells the Post & Courier that building shells land around mid-2027, interior build-outs take three to six months after that, and tenants should open in the second half of the year.

Plan on late 2027. Anything earlier is a bonus round.
