Daniel Island is basically sold out. The interesting money now is going into the dirt next door.

Mayor William Cogswell told residents at his State of Our City stop on the island on Oct. 20 that development there has hit its cap. That cap is about 7,500 units, per the Post & Courier. When a master plan runs out of lots, the conversation moves from "what gets built" to "who pays for the stuff around it."

TOGETHER WITH FLEET FEET

Fleet Feet Holiday Run Shop

Socks as a gift? Hear us out

Fleet Feet's Holiday Run Shop takes the guesswork out of giving, starting with the running socks every runner and walker on your list will reach for on the first cold December morning. Not sure about size or style? The Fleet Feet crew will get it right.

Start with the scale across Clements Ferry Road. The Cainhoy tract, which includes Point Hope, covers more than 9,000 acres and is planned for up to 12,000 homes. Buildout runs decades, and the developers are the same crew that built Daniel Island.

The population curve tells you why everyone at the meeting was talking about traffic. Census numbers have Cainhoy at roughly 7,500 people in 2010 and more than 15,000 by 2020. Long range projections run as high as 45,000. Traffic around Daniel Island is up 54% since 2015, and 81% of people in a city survey named the commute as their top gripe.

FEATURED EVENT · PRESENTED BY GROWFOOD CAROLINA

GrowFood Carolina 15th anniversary

One restaurant, one farmer, one small bite

Thu, Nov 12 · 6-9 PM · GrowFood Warehouse, 1814 Harmon St

GrowFood Carolina turns 15 by pairing each restaurant with a longtime farmer for one small bite. Live music, drinks and raffle prizes fund a new refrigerated farm truck.

Here is the ledger as it stands.

The city is buying land. Charleston has been putting millions into the peninsula for fire, police, public works and recreation. Per the Post & Courier, Charleston has 4 acres of the Mikasa Tract tied up, one piece of a 28 acre assemblage that is about half wetlands, for a fire station, a police station and a public works yard.

A developer gave land away. The Brumley family, led by developer Frank Brumley, handed the city roughly 62 acres on Oak Leaf Street in 2025, according to the Post & Courier. Public input on what goes there starts in January. Early ideas include ball fields and trails. Free acreage in that submarket is real money.

The county is paying for the big intersection. Daniel Island sits in the city of Charleston but in Berkeley County, and that split matters. The roundabout at River Landing and Seven Farms drives is a county job: a $2.57 million contract to Blythe Development of Charlotte, about $3.4 million all in, paid for with the 2022 penny sales tax. The build is pegged at 180 days, with a finish expected by around May. Private money is covering the roughly $20,000 flagpole in the middle, which is the most Daniel Island sentence ever written.

The feds have weighed in. On Oct. 27, the Fourth Circuit unanimously upheld the Army Corps wetlands permit for the Cainhoy plan, per the developer. Environmental groups put the fill at 182 acres. A separate state coastal review on part of the project is still pending and could bring a public hearing.

The bigger traffic fixes are not local at all. City leaders are looking at the Clements Ferry and I-526 bottleneck, and paid "choice lanes" on 526 have been floated. A ferry to downtown and more CARTA routes came up too, with no timeline attached.

A capped island next to a 9,000 acre runway means the public side of the deal gets negotiated parcel by parcel for years. Watch the January input sessions on the Oak Leaf land and the Seven Farms roundabout schedule. Those are the next two things you can actually show up for.
