Live Oak Square, the retail and office cluster that fronts the 282-unit Crowne at Live Oak Square apartments on Maybank Highway, filled up fast. By May 2021, developer Crowne Partners Inc. and The Beach Co. announced the complex's 32,285 square feet of retail space was fully leased: Roper St. Francis Primary Care, The Woodruff, Cabana & Co., Harlow and the rest, 14 tenants in all.
Six months later, in November 2021, an affiliated entity, Crowne Maybank Holdings LP, filed pre-application paperwork with the City of Charleston's Technical Review Committee for one more commercial building on the same 3.64-acre parcel, no tenant named. The project worked through three formal reviews over the following fourteen months, the last one closing in January 2023.
Then nothing. For three years, the file didn't move.
This spring it did. The owner resubmitted in April 2026, reviewed that May. A follow-up review sits on this Thursday's TRC agenda, the sixth formal submission since the file opened in 2021, described the same way it was on day one: a commercial building, no tenant, Design Review Board sign-off still required.
I suspect Johns Island’s explosive growth kick-started the latest phase. As they say in the commercial real estate business, “retail follows rooftops”.
