π $2.3 billion. Thatβs how much the US fireworks industry collected in βconsumer revenueβ in 2022. You know, the sparklers and snakes and bottle rockets YOU buy. Contrast that with a paltry $400 million in βdisplay fireworksβ, which are the ones the pros use.

Not Sure Iβd Want To Lie In A Crooked Hammock

Mount Pleasant may get its own Crooked Hammock Brewery
Itβs at the local Design Review Board meetings I like to spend my Thursday evening (said no one ever).
A Rehoboth Beach, Delaware-based hospitality company is planning to develop a brewery concept called Crooked Hammock Brewery at the corner of Midtown Avenue and Hungryneck Boulevard in Mount Pleasant.
La Vida Hospitality, and a representative that lives locally, presented its plans to the Town of Mount Pleasant Design Review Board on May 29.

Iβve spoken to a close friend who has a home in Lewes, DE, and frequents this companyβs concepts. He had good things to say, and says they offer an excellent combination of food, beer and relaxed times.
This is just a step in the process, and La Vida Hospitality has a ways to go before they get final approval from TOMP. But the fact they own the property, and operate a Crooked Hammock Brewery in North Myrtle Beach, bodes well for their commitment to Charleston.

Part 2 Of βWhatβs Gonna Happen To The Old Cinebarre Theater?β
As I mentioned above, there was a Part 1 to this story and you can read that here.
Real estate development can take a really long time. Cinebarre closed close to 3 years ago. And in my estimation, itβll be another 3+ years before we see anything meaningful happening on the site.
What to do with this building?

The current building is 35,000 square feet on 7 acres.
Nobody was ever going to re-lease a 35,000 square foot single-purpose movie theater building. The developer didnβt pay a big number for the site and say βI think Iβll hire a great commercial real estate broker to find another theater!β
We all know the trends in the movie theater business, theyβre not good.
The Future

Collett Capital plans a 100,000 SF office building
When I spoke with a principal at Collett Capital a few weeks ago, he told me they wanted to deliver a high-quality office building to Mount Pleasant.
Theyβre out in the market trying to find a tenant sizable enough to allow them to move forward on the project.
They have a challenge in front of them, one acknowledged by the Collett Capital representative.
The tepid office building market is detailed pretty well in this recent article, and it doesnβt make for pretty reading.
Bob Nuttall, Managing Principal of the Charleston office of Lee & Associates, stated βif a new office building gets approved to be built, itβs about three years minimum until itβs ready to be occupied and lenders are wary of the future of office spaceβ.

In case you missed it

The former Haroldβs Cabin will become a restaurant named βLillianβsβ.
π½οΈ That didnβt take long. Haroldβs Cabin, the beloved eatery owned by Bill Murray, closed on February 24. A new restaurant named after the wife of βHaroldβ is opening in its place.
β±οΈ Plans to convert the shuttered Sand Dunes Club are no more. What was to be a $30 million investment to convert the Sullivans Island beach club have been scuttled. Hereβs the new plan.
π King Street snares another international retailer. PAIGE, an apparel brand with 23 stores offering menβs and womenβs clothing, will open this summer at 369 King Street. It will be their biggest store.
