For 94 years, the Sokol family sold furniture out of the building at 510 King Street. When Joe Sokol retired in 2015, an out-of-state buyer moved fast: Vanderking 510 LLC, a Delaware entity, paid $22.5 million for the block-long site in February 2016.
By 2019, the plan had a shape: a 200-room, nine-story hotel wrapping the historic showroom and warehouse buildings, with street-level retail, a public alley, and a valet plaza tucked behind restored 1890s and 1950s facades. It had the kind of backing that usually means groundbreaking within a year or two: the Preservation Society of Charleston, the Cannonborough-Elliottborough Neighborhood Association, King Street business owners, and City Council member Ross Appel, who happens to be Morris Sokol's own great-grandson. "We fully support this plan," he told the board.
Charleston's Board of Zoning Appeals approved it in January 2020. The Board of Architectural Review gave conceptual sign-off on the demolition plan a month later.
And then, as far as the public record shows: quiet. No groundbreaking, no updated filing, no news coverage since. Two blocks away, The Nickel, one of Charleston's newest hotels, opened, filled up, and became part of the King Street scenery. Nothing has moved at 510.
