Happy Friday morning, Charleston! The dog days of summer continue. And it’s only June 27. Just remember, particularly if you’re an athlete that trains outdoors: don’t obsess about the ā€œfeels likeā€ temp. It’s really the dew point you should pay attention to.

Congrats to Angela G. of Hampton Park Terrace, who was the 1st to guess correctly in our ā€œWhere Are Weā€ segment last week! We were on the campus of The Citadel, looking at the Swain Boating Center.

Deja Vu At Towne Centre

Are multiplexes viable anymore?

Back in October, I wrote about the Town of Mount Pleasant’s request for Mount Pleasant Towne Centre’s owners to revisit their redevelopment plans—specifically the idea of adding residences to help offset the possible loss of Regal and Belk.

Now, eight months and who-knows-how-many meetings later, a new plan has emerged... that looks a whole lot like the old one. And this time, town leaders gave it a green light to move forward to a Town Council reading on July 8 . Groundhog Day, anyone?

To be clear, Continental Realty isn’t some out-of-town group tossing ideas at the wall. They’re seasoned pros with a solid track record—both here and in other markets—and they’ve done a great job keeping Towne Centre vibrant. With big-box retail and movie theaters facing real headwinds, they’re trying to stay ahead of what’s next.

Apartments, office space, a hotel, green space, even an amphitheater—it’s a smart, flexible approach to a tough situation. And while questions about traffic and schools are fair, clinging to the idea that retail will magically refill those huge spaces just isn’t realistic.

This story’s not over yet. But it’s starting to sound familiar.
