š“ New life, new look: Ashley Landingās next chapter begins
And Charlestonās best brunch spot crowned š + big news on the booze biz that restaurants are cheering.
Happy Friday morning, Charleston! This may be a first: NO ONE nailed the location of last weekās Where Are We photo. I shouldnāt be gleefulāIām not, reallyābut if the goal of these are to challenge youā¦Mission Accomplished. š
Plenty guessed that it was the U.S. Custom House building on East Bay, but itās not. Itās a property Iāve driven and walked past for years wondering what its function was: the former Karpeles Manuscript Library Museum at the corner of Spring and Coming Streets.
If you click the āredevelopmentā tag on our website, youāll see Iāve written a bunch about this topic. In a city as old as Charleston, we have our share of properties ripe for re-imagining. This former manuscript museum is one of them, a prominent property in a terrific neighborhood.
I dug into the city records to see if there are any development-related applications pending, and indeed there are. This led me to the architect listed on the applications, who shared āthere are exciting plansā, but nothing else.
He was nice enough to direct me to the property owner, who Iāve tried twice. Iām getting to the bottom of this, itās what I do. In the meantime, hereās why I stumped yāall last week. šš¼šš¼

Ashley Landing Redevelopment Gets Going

The new Ashley Landing, at Olde Towne Road & Sam Rittenberg Boulevard, in West Ashley
Hereās when you know a project is no longer a fantasy: Charlestonās mayor and Ashley Landingās developers came togetherāalong with heavy machinery operatorsāto celebrate the start of demolition last week.
After numerous fits and starts which spanned years and several mayors, this prime 35-acre property in West Ashley will undergo a $345 million redevelopment. A huge number, reflecting the ambitious scale of the project.
The city will invest $45 million, to include the value of the 3-acre triangular corner property it previously owned and sold to the developer, EDENS, last year. EDENS will invest $300 million.
If youāve been a subscriber for a bit, youāll know Iāve written about the project here and here and here. Itās a big deal, a complex undertaking with many moving parts. Iāve worked on several redevelopment projects of this scale, and it reminds me why I enjoyed redevelopment more than new development. The challenges are decidedly more intense.
What The New Ashley Landing Will Be
Itāll be done in several phases, and officials indicated 2027 is the target for completion. Nine acres of stormwater retention will be built underground, a super-costly undertaking. Publix will move across the parking lot into a new store. Multifamily units are included, some targeted as workforce housing. And plenty of new retail space will be delivered.
