Happy Friday morning, Charleston! I took your temp last week on whether youâre a cranberry sauce fan. Early returns showed I was in the minority as a hater. As the week continued, things moved in my direction.

The date for our first CHS Happenings Dinner Club will be Wednesday, January 28. Weâll be heading into the doldrums of a CHS winter, and yâall will be craving connection. At least thatâs my hope.

Hereâs the details:
âŚď¸ Take a quick quiz about your interests, food preferences, and what types of folks you are looking to meet.
âŚď¸ Get matched with 5 other CHS Happenings subscribers based on the quiz results.
âŚď¸ Receive your invite the morning of the dinner and discover which restaurant in Charleston your group will be eating at.
âŚď¸ Dinner time will be on Wednesday, January 28th at 7 PM. After dinner, all tables will be invited to a designated spot to keep the good times rolling. This after-party is optional, so if you're in a food coma, you can go home and sleep it off.
The Logistics: The booking fee is $16 per seat, you pay for your own meal at the end of dinner, and I'll put it all together from the quiz, to matching, to the reservations, and sending reminders. All you gotta do is show up, meet some new friends, and have some fun.

CHARLESTONâS HOUSING BOOM FEELS LIKE A WIN⌠AND A WARNING
Hereâs the honest truth: every time a new report drops ranking Charleston among the top housing markets in America â No. 3 in the nation, 81% appreciation since 2019 â I feel two very different things at once.
Kim and I bought our home seven years ago, and the value today is⌠well, far beyond anything I pictured when we signed that mountain of paperwork. Iâm grateful. We worked hard to get here. And being a homeowner in a city people love this much is, frankly, a privilege.
But right behind that comes the warning.
Because every headline celebrating another double-digit jump also reminds me how many would-be buyers â especially younger folks â are quietly slipping out of reach. Not just here, but nationwide. The charts paint the picture: fewer 30-year-olds are living on their own, buying homes, marrying, raising kids. And housing is central to all of it.

And thereâs something else I want to make clear: The Farrell Group â in case itâs not immediately obvious â is just me and Kim. This is our work, our livelihood, and our name on the sign.
Iâve never been the âcheerleader Realtorâ type. You know the script: âItâs a great time to buy!â
Except⌠for a lot of people since we moved here, it really hasnât been. Itâs been a brutal time to buy.
Thatâs why the tone around these home-value stories always gives me pause. So much of the reporting treats Charlestonâs price jumps with this broad, almost universal glee â as if everyoneâs a homeowner and this surge is a win for all. Itâs not. And if we pretend otherwise, we ignore the people trying like hell to get their foot in the door.
Thatâs the tension of living â and working â in a boomtown. We celebrate the upside, because it is real. But if we donât also talk about what these numbers mean for the next wave of families who want to build a life here, then weâre only telling half the story.
In the end, Iâm happy to call Charleston home. But I also know a healthy city isnât just measured by rising values â itâs measured by who still has a shot at building a life here. My hope is that we find our way back to that balance. Weâre overdue.Â
