Happy Thursday, Charleston. On this day in 1788, Charleston was the room where it happened. The South Carolina convention to ratify the new U.S. Constitution was meeting downtown — convened May 12 and grinding through nearly two weeks of debate before the final vote on May 23 made South Carolina the eighth state to join the union. The proceedings were held here because Charleston was, at the time, the unrivaled center of the state’s power, money, and population. Two days after this date, 149 delegates voted aye and 73 voted no — and South Carolina was in.

Buyers Stopped Waiting

The headlines this week are doing their usual thing, shouting that rates are creeping back toward 7%. The buyers we are working with mostly shrugged. What changed is not the rate, it is the waiting. For three years, buyers sat on the sidelines hoping for a number that kept not arriving. Now they have done the math, accepted the market in front of them, and decided their life is not going to pause for a quarter point. The ones still shopping are not chasing perfect. They are ready.
