Happy Thursday, Charleston. August 27, 1911 started out as a perfect late-summer Sunday. Fifteen hundred people were spread across the Isle of Palms beach, and the Weather Bureau had forecast local showers with light to moderate east winds. By 1 p.m. the wind gauge read 48 mph, and at 3:45 the hurricane flag went up over the Custom House. Getting home meant a trolley across Cove Inlet and a ferry to Charleston, and by 6:20 the water was too rough for the last boat, stranding 350 daytrippers on the beach as a storm with estimated 106 mph gusts came ashore.
Seventeen people died in the Charleston area that night, the lights and telegraph went out, and St. Michael's bells clanged on their own as the steeple swayed. The News and Courier called it, with magnificent understatement, "a creepy one.".

The restaurant replacing Rodney Scott BBQ has been announced
Since May, the most famous barbecue address in Charleston has sat behind two signs that contradicted each other. One said temporarily closed. The other said available. On Aug. 21 somebody finally signed the lease, and it is not a pitmaster.

Your Price Bracket Is Its Own Market
Sellers keep asking me what the Charleston market is doing, and the honest answer is that it depends entirely on where their house sits on the price ladder. Below the local median, a clean, well-prepped house still pulls more than one buyer and still lands near ask. Above a million, that same house waits, and the buyer who eventually shows up arrives with a list of conditions. Both of those are happening in the same city, in the same week, three miles apart. Pricing off a neighborhood average blends two markets that are not behaving alike. Price off the bracket you are actually competing in.
