Happy Thursday, Charleston. On this date in 1918, Charleston's city health officer sent notice asking every physician in town to start reporting flu cases and deaths, the first real sign of what was about to become the Spanish flu epidemic here. The state health officer tried to keep everyone calm that same day, dismissing it as just "the grippe." By that evening there were roughly 350 cases and one death, yet schools stayed open. The Fall Reprice Window
Every fall, the same seller shows up in my inbox. Listed in May at a price that felt safe, sat all summer with a few showings and no offers, now staring down the holidays wondering if they blew it. They didn’t. The price did, at that number. Buyers still shopping in October already know which listings have been sitting. A fresh price isn’t a discount to them, it’s proof you’re finally seeing what they’ve seen for months. Reprice now, before Thanksgiving turns buyers toward turkey instead of floor plans, and you close before the new year. Wait for spring, and you’re just relisting the same disappointment with better photos.
