Happy Thursday, Charleston. Ten years ago today, Hurricane Matthew pushed Charleston Harbor's tide gauge to its third-highest level ever recorded, behind only Hugo in '89 and a nameless 1940 storm. No landfall here, just the kind of near-miss that still rearranged everyone's week.

A $13.5 Million Flip, Still No Shovel in the Ground

A vacant Pepsi plant on the Upper Peninsula just sold for $13.5 million, the second sale in six years, and still nothing's been built. The city just gave preliminary blessing to 332 apartments on the site. Whether that actually happens is a different question.
