Happy Thursday, Charleston. On this day in 2005, Charleston opened the Arthur Ravenel Jr. Bridge and instantly rewrote its own skyline. The eight-lane cable-stayed span came in a year early and under budget, and for a moment it was the longest bridge of its kind in North America.
Before a single car rolled across, thousands of Charlestonians walked it during a week of concerts, dinners, and fireworks. Twenty-one years later, those two diamond towers are as much a symbol of the city as any steeple downtown.

One Cut, Then Gone
Here is a pattern worth watching. The Charleston listings that reprice once, early and decisively, are going under contract faster than the ones that never move at all. A house that lands slightly high, then corrects within the first few weeks, tends to catch the buyer who was waiting for exactly that signal. The listings that die are the ones that shave a few thousand every month for a season, chasing the market down instead of meeting it. Buyers read price history now. A single confident cut says the seller is serious. A slow drip says the opposite.
